How We Build and Why It Works the Way It Does
Custom home building has a reputation for being chaotic. Schedules slip. Prices creep. Contractors go quiet. We've seen it happen, and we built our entire process to prevent it.
Before we break ground, we've already locked in your price, confirmed your design, and pulled your permits. By the time construction starts, the major decisions are made and documented. There are no surprises, just progress.
The Process
FOUR STEPS FROM VISION TO MOVE-IN
Let's Talk
We start with a conversation, not a contract. Tell us about your lot, your vision, and your budget. We'll be honest about what's possible at your price point, what to expect in your county, and whether we're the right fit for your project. We review the site, talk through timeline and feasibility, and give you a straight read on scope before anything is signed. If you fill out our contact form, someone from our team is back in touch within two days.
Design and Planning
This is where we build the blueprint for your home. You work with our design team to develop a floor plan that fits your life, not one from a catalog with your initials on it. Once the design is set, we set realistic allowances for the selections that follow, like flooring, tile, fixtures, and cabinetry, based on your style and your budget. You sign a contract with a clear scope, a clear schedule, and allowances you understand. There are no starting-at numbers with asterisks attached. Design typically takes about three months.
Permitting
We handle the permit process from start to finish. Escambia, Santa Rosa, and Okaloosa counties each have their own requirements: flood elevation rules, setback requirements, HOA approvals. We know them, and we manage them so the process doesn't stall while you're waiting on paperwork. Permitting in Northwest Florida typically takes four to eight weeks, and we build that into your schedule from day one.
Build and Move-In
Once permits are in hand, construction starts on the schedule we gave you. A typical build runs about twelve months. You get a login to our JobTread client portal from day one: a live view of your schedule, all invoices, and progress photos and videos uploaded as each phase wraps up. We don't hand you a key and disappear. Before closing, we walk you through every system in your home: HVAC, plumbing, smart home features, storm mitigation. Every home we build comes with the Maverick Builders Warranty.

- How long does the process take from first conversation to move-in?expand_more
- It depends on the scope and complexity of your home. Design typically takes about three months, and construction runs about twelve months from groundbreaking to move-in. Permitting in Escambia, Santa Rosa, and Okaloosa counties usually runs four to eight weeks, and we account for that in your schedule from the beginning.
- When is the price locked in?expand_more
- Before we break ground. We lock in design and set realistic selection allowances around your style and budget before you sign. Any changes you make once construction is underway are priced, reviewed, and approved by you inside JobTread before they're built. The number on your contract holds for the work it covers.
- Can I bring my own floor plan or architect?expand_more
- Yes. If you have an existing set of plans or want to work with your own architect, we can work from those drawings. We'll review them for buildability on your specific lot, confirm they meet county and coastal construction requirements, and get trade bids based on the final plans.
- How do I track what's happening on my build?expand_more
- You get a login to our JobTread client portal from day one. It shows your live construction schedule, all invoices, and progress photos and videos that we upload at key milestones. You can see framing, insulation, and mechanical systems before the walls close.
- Do you handle permitting?expand_more
- Yes, we manage the entire permit process. That includes county permits, flood elevation documentation, and help with HOA submissions if your community requires them. We know the specific requirements for Escambia, Santa Rosa, and Okaloosa counties and handle all of it so the timeline doesn't stall waiting on paperwork.
- What warranty comes with the home?expand_more
- Every home we build includes an insurance-backed structural warranty from Maverick. Before we hand you the keys, we walk through every system in the home with you: HVAC, plumbing, electrical, smart home features, and storm mitigation. We make sure you understand how everything works and that everything is right.
