Home Addition Contractor in Pensacola and the Florida Panhandle

More space designed to feel like it was always there

Adding Space Without Losing What You Love About Where You Live

Most homeowners who want an addition don't really want to move. They want the house to work better: a primary suite that doesn't feel cramped, a great room that fits how the family actually spends time together, a screened porch that's usable ten months out of the year on the Panhandle.

An addition done right adds that space while matching the architecture, the materials, and the feel of the original home. The rooflines line up. The exterior carries through. Inside, the new space connects to the existing floor plan the way it should have from the start. Done wrong, it looks like an afterthought and costs you on resale.

At EZ Modern Homes, we handle the full scope: design, structural engineering, permitting, and construction under one agreement. The addition is integrated from the beginning, not assembled from separate contractors who haven't seen each other's drawings.

The Process

How We Design and Build Additions on the Panhandle

Home additions in Escambia, Santa Rosa, and Okaloosa counties require structural permits and, depending on your lot and proximity to water, flood elevation review. HOA design review adds another step in many communities. We manage all of it before a shovel breaks ground.

We start with a feasibility review of your existing home and lot to determine what the structure and the county will support. Then our design team draws up the addition to integrate with what you already have, inside and out. All selections are finalized and priced before the contract is signed. Once construction starts, you have full JobTread portal access with a live schedule, invoice approvals, and progress photos and videos at key milestones.

Common Questions About Home Additions

What types of additions do you build?expand_more
We build primary suite additions, great room and living space expansions, covered outdoor living structures, second-story additions, and garage additions or conversions. If you're not sure which direction makes sense, a site visit is the fastest way to figure that out.
Do I need to move out during construction?expand_more
It depends on the scope. Rear additions that tie into a living area may require you to be out of part of the home during framing and rough-in. We walk through the logistics with you during the planning phase so there are no surprises.
How does permitting work for a home addition?expand_more
Home additions require structural permits in Escambia, Santa Rosa, and Okaloosa counties. Lots near water may require flood elevation documentation. HOAs in some communities also require design review approval. We manage the full permit process and build the timeline into your schedule.
How long does a home addition take?expand_more
Timeline varies by scope. A primary suite addition typically runs four to six months from design through completion. Larger additions or projects requiring significant structural work will run longer. We set a realistic timeline during the planning phase before you sign anything.
Do you handle the structural engineering?expand_more
Yes. We work with engineering partners when structural or stamped drawings are required. That coordination is part of our scope, not something you need to manage separately.

Steve Kerr

"Custom builders with great customer service before, during and after our build."

Patty Kerr

"We just closed on our home with Dennis from EZ Modern Homes, and if google would allow me to give them a 10, I would! The experience has been effortless and they have gone above and beyond to make this an enjoyable experience. They have expert attention to detail, even taking care of the small things before they are even mentioned, like noticing a build up of leaves in an area of the roof and placing a leaf filter without it ever being brought up. There were many instances where these gestures were made and it really showed their craftsmanship and interest in doing right by their potential buyer. I would highly recommend doing business with this company if you are in the market for new construction or a custom home!"

Amber Hall

"Dennis and John of EZ Modern Homes have been very responsive to my home issues as if I am included as a family member!"

Janice Quinn

"Great people to work with, nice, friendly, honest hard working type. I'd recommend you work with them also."

Tim Brown

"Great Company! They go above and beyond and do things many other builders don’t do kind of like the geotechnical soil sample. Which provides crucial information on compaction of soil and if you need to dig deeper. This simple step can help with foundation settling proper which helps with plumbing and alignment of doors etc which leads to less issues down the road. When builders don’t do this it leads to issues with foundation cracking, plumbing . Etc. As stated before EZ Modern Homes goes above and beyond with integrity and character. They build homes as if it’s their own."
