The Process
How We Get From Your Lot to Your Keys
Building on the Panhandle takes more than construction skills. Escambia, Santa Rosa, and Okaloosa counties each have their own permitting process, flood zone requirements, and coastal construction standards. A lot that looks buildable can have conditions that surprise a builder who hasn't done it here before. We've navigated all three counties and we build the permit timeline into your schedule from day one.
Our process runs in four steps: consultation, design and selection, permitting, and construction. By the time we break ground, every decision is made, every trade is scheduled, and you have a login to our JobTread client portal with a live view of your build from day one. We document every phase with progress photos and videos so you can inspect the framing and mechanical systems before the walls close.

- Design typically takes about three months, and construction runs about twelve months from groundbreaking to move-in. Permitting in Escambia, Santa Rosa, and Okaloosa counties usually runs four to eight weeks, and we build that into your schedule from day one.
- Do I need to already own a lot?expand_more
- Yes. Owning a lot is a strong starting point for a custom build. If you don't have one yet, we can talk through what to look for in terms of zoning, flood zone designation, and buildability before you buy.
- Can I bring my own plans or use my own architect?expand_more
- If you have an existing set of drawings or want to work with your own architect, we can build from those plans. We'll review them for lot compatibility and county requirements and get hard bids based on the final drawings.

Selection allowances for items like tile, flooring, fixtures, and cabinetry are built around your style and your budget, not generic builder-grade numbers designed to be exceeded.
